After 18 months, Goodrich Consulting was pleased to see Phase 1 of the new I&L development at Newlands Road, Luton, reach practical completion.
In 2020, we were delighted to be appointed by our valued client, Wrenbridge, to provide project management and quantity surveying services on Phase 1 of the scheme. Due to the complexities of the site and the need for a statement building to achieve planning permission, the scheme commenced at the end of 2023.
Strategically located near to J10 of the M1 to allow for easy access to the motorway, the development, featuring signature architecture by CMP Architects, was shaped by local authority requirements and set out to boost industrial capacity around Luton, whilst creating 2,500 jobs for the local community.
The site presented several challenging conditions during construction and required innovative and bespoke solutions to overcome the extreme level changes—19m, to be exact. To address these, Glencar, the main contractor, was required to conduct extensive earthworks for Phase 1, moving over 300,000m³ of material to achieve the cut and fill balance. They also delivered utility infrastructure to all phases, with three serviced plateaus for Phase 2 and two smaller sites adjacent to Unit 1.
In addition to that, the team had to navigate other constraints, including the construction of an 8m retaining wall next to a medium-pressure gas main and overhead powerlines.
Despite these hurdles, the 213,000 sq ft Grade A industrial space was built with a striking design and sleek curves, boasting the following features:
EPC A+ rating
Landscaping and sustainable design enhancements to allow for BREEAM ‘Excellent’ to be achieved
Two storeys of Cat A office space
Optimised service yards for HGV movements
The development successfully achieved practical completion in June 2025, and is a testament to a fantastic collaborative effort from the client and project team. Reflecting on the partnership, Richard Arnold, Managing Director at Wrenbridge, said:
